Fence repair in the Muskegon area

What common fence repairs cost, when replacing makes more sense, and the local causes, from lakeshore sand to plow piles, behind most leaning and broken fences.

Not every damaged fence needs to be replaced. A leaning section after a windstorm, a gate that won't latch, or a few rotted boards can often be fixed for a fraction of the cost of a new fence. Here's what published guides say repairs cost, and when replacement makes more sense.

We forward requests to one independent installer serving Muskegon County. Some installers focus on new fences. Say in your request that it's a repair, and they'll tell you whether it's work they take on.

What repairs cost

HomeGuide puts most fence repairs at $300 to $900. Minor fixes, like a single board, a small crack, loose hardware, or a gate adjustment, run $100 to $300. Major repairs, like replacing long sections or multiple posts, or a fence that's fallen, run $900 to $2,500.

Common repairHomeGuide range
Damaged post, each$250 to $600
Leaning section$200 to $800
Rot repair$300 to $1,200
Fallen fence$300 to $1,500

By material, per linear foot repaired: chain link $10 to $20, wood $20 to $35, aluminum $20 to $50, vinyl $25 to $45, and wrought iron $30 to $60. HomeGuide says labor is usually 50% to 70% of the bill, at about $50 to $100 an hour.

Repair or replace?

HomeGuide's rules of thumb: consider replacing if a wood fence is more than 20 years old, or if the repair would cost more than half of a new fence. Replacement runs about $30 to $80 per linear foot or more. Widespread rot, many failed posts, or a fence that no longer meets your needs all point toward replacement. See our fence cost guide.

If you replace, the new fence has to meet today's rules. A fence that was legal when it went up may be taller than the current front-yard limit. Your city's rules are summarized on our community pages.

Muskegon-specific damage

Posts in sand and wet ground. Loose lakeshore sand, which USDA describes in its Rubicon series, holds posts less firmly. Wetter sandy soils like Granby have a high water table. Both can lead to leaning sections. When posts are reset in concrete, HomeGuide says the concrete needs 24 to 48 hours to cure before the fence is loaded.

Snow. NOAA's normals for Muskegon County Airport average 87.2 inches of snow a season. Drifts and plow piles push on fences near drives and streets. Bent top rails and sagging chain link are common results.

Vinyl in the cold. HomeGuide says vinyl can crack in extreme temperatures or on impact, that damaged panels often have to be replaced whole, and that matching color can be hard because vinyl fades. Get the brand and style name of your fence if you can.

Wind. Solid fences catch wind. HomeGuide notes vinyl privacy fences can sway in high wind.

Insurance and neighbors

HomeGuide says homeowners insurance may cover fence damage from a covered peril such as wind, fire, or vandalism, but not neglect or normal wear. It says fences usually fall under "other structures" coverage, often 10% of the dwelling limit. Check your own policy.

On a shared line, HomeGuide says the fence generally belongs to the owner whose property the posts sit on. The City of Muskegon notes that only a survey shows exactly where your property line is. If ownership is unclear, sort it out with your neighbor before work starts.

Before digging

Replacing a post means digging. Michigan's MISS DIG law requires notice at least 72 hours ahead, not counting non-business days, and soft digging within 48 inches of a utility mark. The installer normally files the ticket.

What to include in your request

  • Material and height of the fence, and roughly how old it is.
  • What's wrong: posts, boards, panels, gate, or a fallen section, and about how many feet.
  • Whether you're open to replacing it instead.
  • Photos help. Mention you have them and the installer can ask.
